Retirement Visas and Immigration

Most retirees use a Non-Immigrant O visa followed by a one-year retirement extension each year. You must be 50 years or older and show 800,000 THB in a Thai bank, 65,000 THB a month, or a combination adding up to 800,000 THB a year. No health insurance is required on that route. The O-A visa needs insurance of at least 3,000,000 THB, the 10-year O-X is open to 14 nationalities only, and the LTR suits people with high passive income.

The routes at a glance

  • Non-O plus annual extension. Age 50 years+, any nationality, no insurance mandate. The default choice. Extension fee 1,900 THB.
  • O-A (applied for abroad). One year from entry, but mandatory insurance of 3,000,000 THB (or USD 100,000) per policy year, plus medical and police certificates.
  • O-X (10 years). Only for citizens of AU, CA, DK, FI, FR, DE, IT, JP, NL, NO, SE, CH, GB, US. Money test 3,000,000 THB.
  • LTR Wealthy Pensioner. Passive income of USD 80,000 a year (or USD 40,000 plus USD 250,000 invested). Ten years, yearly reporting, and the only retiree route with a written tax exemption on foreign income.
  • Thailand Privilege. A paid membership from 650,000 THB for five years. No age, money or insurance test.
  • DTV. Five years, 180 days per entry, 500,000 THB in funds. Built for remote workers and soft-power courses, not retirement.
  • Marriage-based Non-O. For people legally married to a Thai: 400,000 THB or 40,000 THB a month.

The money test, step by step (Non-O retirement extension)

  1. Put 800,000 THB in a Thai savings account in your own name at least 2 months before you file.
  2. Or show income of 65,000 THB a month. Most Western embassies no longer write income letters, so you show 12 months of transfers from abroad into your Thai account.
  3. File up to 30 days before your permission to stay ends, with a bank letter and updated passbook dated that day.
  4. After approval, keep the full amount in the bank for 3 more months, and never let it fall below 400,000 THB for the rest of the year.

Getting the first Non-O

Apply from abroad on the official e-visa site (thaievisa.go.th), or arrive visa-exempt and convert at your local immigration office. Conversion costs 2,000 THB and needs more than 15 days left on your stay. With only 30 days visa-free days since September 2026, start the paperwork in your first week.

Staying legal all year

  • 90-day report. Due every 90 days of continuous stay. The window opens 15 days before and closes 7 days after. Late filing: 2,000 THB.
  • TM30. Your landlord or hotel must report where you live within 24 hours. Check it was done: the extension office will ask.
  • Re-entry permit. Leaving without one cancels your extension. Single 1,000 THB, multiple 3,800 THB.
  • Overstay. 500 THB a day up to 20,000 THB, and entry bans for longer overstays.

Mistakes people make

  • Thinking the 800,000 THB only has to be there on the day you file.
  • Letting the balance dip below 400,000 THB later in the year.
  • Flying out without a re-entry permit and losing a year's extension.
  • Treating the O-A and the Non-O extension as the same thing. Only the O-A needs insurance.
  • Assuming every immigration office asks for the same papers. Bring extra signed copies of everything.

Questions people ask

Do I need both 800,000 baht in the bank and 65,000 baht a month?

No. You need one or the other, or a combination: deposit plus 12 months of income adding up to 800,000 THB.

Is the 800,000 baht per person or per couple?

Per person. Each spouse filing a retirement extension needs their own money test, unless one files as the dependant of the other.

Does the two-month seasoning count back from the application date or the expiry date?

From the day you file. The money must have been in the account for 2 months before that day.

Should I use an agent or do it myself?

Most people can do it themselves with a careful checklist. Agents help when your paperwork is unusual or your local office is difficult; never pay anyone to 'arrange' money you don't have, because that is fraud.

Can I stay outside Thailand for six months without affecting my renewal?

Yes, as long as you buy a re-entry permit before you leave and come back before your permission to stay ends. The 90-day clock restarts when you return.

What do I do about my 90-day report while I'm abroad?

Nothing. Leaving the country resets the count, and your next report is due 90 days after you come back.

I'm married to a Thai. Retirement or marriage extension?

The marriage extension has a lower money test (400,000 THB) and allows work with a permit, but needs a home visit and more documents. The retirement extension is simpler if you are 50 years+ and meet the money test.
